Rental Property Electrical Compliance Checks

August 19, 2024

Rental Compliance testing in Melbourne may seem like a thorn in your side, brought on by terribly maintained properties and dangerous occupied spaces – but the fact of the matter is, it needs to be done and it serves an important purpose.

It keeps your tenants across Croydon, Ringwood, Lilydale, Heathmont and Greater Melbourne safe.

Failing to provide documentation of said testing can leave your property unfit for occupancy under the RTA 2021 (or latest amended versions) and your tenants may even have the right to vacate without notice, so it’s a messy situation you’ll want to avoid.

Which brings us to the next part – it’s almost like you don’t have a choice when having your property checked, and the larger companies that “specialise” in this field really do take advantage of this fact.

DID YOU KNOW: Some companies have been accused of incentivising their staff to find compliance issues on your property? It might pay to choose your own electrician, instead of trusting your estate agent to have a good judge of character on which company is given your property address. Food for thought…

WHY WE’RE DIFFERENT:

We have integrity. We want the property owner to be educated and understand WHY their Melbourne based property is compliant or perhaps not compliant. We include clause numbers for every single test we perform, including what the requirement is. This way, if we fail a certain aspect of your property check, you can actually understand why.
As opposed to just receiving a quote with 5 different items you don’t understand, plus harassing calls from the estate agent as to whether you’d like to proceed.

WHAT’S INVOLVED:

Performing a rental property check consists of checking a specific range of questions outlined in Section 5 of the 3019 Regulations Book for Periodic Verification and Testing. We visit your Melbourne property, take photos of key aspects of the test, and perform over 40 individual checks on your property and mark these checks as PASS or FAIL. From switchboard compliance through to visual inspection of every outlet, appliance and switch in your Melbourne property. We are thorough, and ensure evidence is provided for anything that fails.

Once the rental electrical compliance check is complete, we issue you the report regardless of outcome, as well as a quote IF anything needs to be addressed.

All our dealings are direct with your tenant, to ensure minimal disturbance to them – including reminding them of our attendance the day before. So you can rest assured they are getting the same Award Winning experience you’d be receiving too.

If your Melbourne property requires its electrical compliance check you can reach out to us anytime on 0428 862 963 whereby we can explain the process to you and make a booking to ensure your Melbourne rental property is compliant and safe.
